What size boiler for a 3-bedroom house? (UK: 28-34 kW combi, 18-26 kW system)

A 3-bedroom house needs 28-34 kW from a combi boiler or 18-26 kW from a system boiler with one or two bathrooms, on the UK installers' tables. A third bathroom moves it to 35-42 kW combi or 27-40 kW system. The heating alone is smaller: a 90 m² house loses 7.20 kW to 11.70 kW depending on insulation. 1. 3-bedroom house: combi and system kW by bathrooms

The installers' tables (Heatable, What Size Boiler Do I Need?, combi boiler sizing for typical UK homes) read the row from bedrooms and bathrooms and take the higher of the two. Three bedrooms select the middle row, so one or two bathrooms give the same answer.

2. By number of radiators

The same tables have a radiator column (Heatable, What Size Boiler Do I Need?, radiator column of both tables): up to 10 radiators in the first row, 10 to 20 in the second, 20 or more in the third. With one bathroom, the radiator count alone gives the rows below. Three bedrooms still select the 28-34 kW row, so a low radiator count does not take a 3-bed house below it on the tables; 20 or more radiators take it above.

3. Heat loss of a 3-bedroom house by floor area

Bedrooms do not tell you the floor area, and the heating load follows the floor area: floor area x 130 W/m² poor, 100 W/m² average, 80 W/m² good (TradeCalculator.co.uk, Radiator Sizing Calculator, rule of thumb for whole-building heat loss per m² of floor area). Find your floor area in the table.
